GENERAL CONTRACTOR



Once registered, contractors can bid, advertise, and perform construction work. This can include constructing, remodeling, repairing and demolishing buildings, roads and other real property. If you are a new construction contractor, or thinking about getting registered, watch the Contractor Overview module, to better understand the requirements.


Review the information on the contractor registration renewal card you received in the mail. If your information is correct, and your required documentation is current, mail the renewal card with a check or money order in the amount of $124.70 to:


If you have a new bonding company/bond amount or a new insurance company or coverage amount since you last renewed, you will need to update your information before you renew. Your bond amount cannot be reduced for 2 years if you switch from a general to a specialty contractor.


By law, when you advertise, solicit bids or offer to perform work, you must always include your contractor registration number. This includes business cards, Yellow Page ads, newspaper ads, internet ads, estimates and bid proposals.

These cards will educate your customer about contractor registration, and help them verify your status and the status of any contractors who may have provided them a bid for work.


The Construction Manager/General Contractor (CM/GC) project delivery method allows an owner to engage a construction manager during the design process to provide constructability input. The Construction Manager is generally selected on the basis of qualifications, past experience or a best-value basis. During the design phase, the construction manager provides input regarding scheduling, pricing, phasing and other input that helps the owner design a more constructible project. At approximately an average of 60% to 90% design completion, the owner and the construction manager negotiate a "guaranteed maximum price" for the construction of the project based on the defined scope and schedule. If this price is acceptable to both parties, they execute a contract for construction services, and the construction manager becomes the general contractor. The CM/GC delivery method is also called the Construction Manager at-Risk (CMR) method by state law in some states.


Individuals and business that contract directly with homeowners to build or improve residential real estate (a building constructed for habitation by one to four families and detached garages) by offering work in more than one skill area are required to have a residential building contractor or remodeler license. License applicants must designate one individual to serve as a "qualifying person" (QP) regardless of whether the licensee is an individual proprietorship, partnership, LLC or corporation. The QP must take the required exam and fulfill the continuing education requirements for the licensee. Read more about who needs a license.

To apply in person, please fill out the general contractor registration form(PDF, 24KB). Bring the completed form, copy of the applicant's drivers license, and a $75 registration fee to the Building Inspections Division at City Hall.


The SC Contractor's Licensing Board regulates the license, certification or registration of general and mechanical contractors, construction managers, burglar alarm and fire alarm contractors, fire sprinkler contractors, and the boiler safety program.


All contractor's obtaining building permits will need to be registered with Grand County. Sub-contractors will not need to be registered with Grand County unless they are obtaining a building permit for their sub-trade work, not under a general contractor. (i.e. A plumber will need to be registered with Grand County to obtain a permit for a furnace installation, but do not need to be registered if they are a sub-contractor under a general contractor. The general contractor will obtain the building permit, and be required to register with Grand County.) General contracting is the term used to describe the supervisory work performed by a general contractor (GC). This person is responsible for managing and building a project designed by someone else. The GC oversees important renovation and building projects, and she or he manages and hires subcontractors and other labor in construction projects. The GC acts as the supervisor of the entire project and ensures that the subcontractors are doing their job and being paid for it correctly and in a timely manner. The general contractor is also the main person in contact with the clients.


General contractors supervise part or all of numerous construction projects, such as commercial, industrial and residential buildings. If a construction project requires a specialty, such as plumbing, heating and air conditioning, painting or roofing, then they hire subcontractors to do that particular job.


Some states require general contractors to be licensed in order to work on projects. Each state has different requirements. General contractors with a license improve their skills with current knowledge in business methods, regulation requirements and building maintenance. Licensed general contractors can be more appealing to customers because they demonstrate credibility and training.


Operating in the District without proper licensing can result in a Class 1 Infraction that carries a minimum $2,000 fine for the first offense. If an unlicensed subcontractor is used, both the licensed contractor and unlicensed subcontractor may be issued a Class 1 Infraction.


The Gunnison County Board of County Commissioners (BoCC) adopted a Building Contractor licensing program January 18th, 2022. The BoCC approved the program with Resolution 2022-02, recorded at reception number 682504. BOCC Resolution 2022-02 Builder Contractor Licensing. The resolution contains the Gunnison County, CO. license requirements including contractor licensing fees for building contractors.

The registration number must be included in any advertisements, contracts, estimates and proposals that you use in Pennsylvania. In addition to registering with the Office of Attorney General, home improvement contractors must review HICPA and use contracts that comply with the requirements set forth in the law.
